Question: What are the requirements
for a salesperson’s license in Florida?
Answer:
You need to be at least 18 years old, and need to have passed a
63-hour Florida Real Estate Salesperson pre-license course. You
need to have good character; if you have previously committed a
felony or other crime of moral turpitude, your license application
may be denied. You must have a high-school diploma or equivalent
(like GED). You also need to have proof of legal presence in the
United States, either as a citizen or as a resident alien. Residency
in Florida is not a requirement.

Question: I have a salesperson’s
license in another state. Does Florida have reciprocity?
Florida has mutual recognition with 10 states:
Alabama, Arkansas, Colorado, Georgia, Indiana, Kentucky, Mississippi,
Nebraska, Oklahoma and Tennessee. Brokers and Sales Associates can
qualify for an equivalent type license in Florida if they meet the
following qualifications:
- Must be 18 years of age and hold a high school
diploma or its equivalent.
- Applicant must not be a resident of Florida,
at time of application.
- Applicants from Kentucky, Georgia, and Mississippi,
must have obtained the Real Estate license by completing the
educational requirements, satisfying the experience requirements,
if any, and passing the Real Estate licensing examination of
a state with which we have mutual recognition. Licensees can
not claim mutual recognition if they obtained their license,
in the mutual state, by reciprocity. Get

Question: I took real estate
courses at a community college or other higher education institution.
Can I submit these, instead of taking the Principles course?
Answer: Yes. If you took a course that
is the equivalent of Principles, you should submit a transcript
indicating that you passed the class and an official course
or catalog description along with your application.

General Qualifications:
An applicant for licensure as a real estate sales associate,
real estate broker, or real estate instructor must be at least
18 years old, hold a high school diploma (more detailed information
is available in Chapter 475.17, Florida Statutes), and fulfill
the following:
Qualifications for a Real Estate Sales Associate:
- Successfully complete a Commission-approved pre-licensing course
for sales associates (Course I) consisting of 63 hours and covering
the topics required by the Florida Real Estate Commission (FREC).
This can be an online or a classroom-based course.
Licensees with a permanent physical disability as defined by
FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing
course if unable, due to a permanent physical disability, to
attend the site where the course is conducted. Licensees should
contact the Education Section of the Division of Real Estate
for additional information.
- Submit a completed application, fingerprint card, and appropriate
fee (may submit this package prior to completing Step 1) You
will be mailed a fingerprint card free of charge with our Prelicense
Course Package.
- Pass the Florida real estate sales associate examination with a
grade of at least 75 out of 100.
- Submit a completed RE-2050 form to the Division of Real Estate to
activate the license, otherwise the license is issued in an
inactive status.
Mutual Recognition with other states:
Florida has entered into a mutual recognition agreement with 10
states: Alabama, Arkansas, Colorado, Georgia, Indiana, Kentucky,
Mississippi, Nebraska, Oklahoma, and Tennessee. Real estate licensees
from these states, as long as they are not residents of Florida,
may be eligible to receive a Florida real estate license by successfully
passing a 40-question Florida real estate law examination with
at least 30 correct answers. The real estate license must be active
and have been obtained through education and examination required
by the state’s real estate licensing authority.
Qualifications
for a Real Estate Broker:
- Hold an
active real estate sales associate license and complete 12 months
real estate experience during the 5 year period preceding becoming
licensed as a broker OR a licensed real estate sales associate
or broker who has real estate experience in another state may
apply the experience toward a Florida real estate broker license
if the applicant has held an active sales associate or a current
and valid broker license for at least 12 months during the preceding
5 years.
If one is claiming experience from a jurisdiction other than
Florida, attach to the application a current certification of
real estate license history, not more than one year old, from
the licensing agency of that jurisdiction. The real estate license
must have been obtained from the real estate licensing authority
by completing its education and examination requirements.
NOTE: If the applicant holds a Florida real
estate sales associate license(s) he must fulfill the sales
associate post-licensing education requirement before being
eligible to obtain a broker license. This method does not exempt
a sales associate who holds a Florida sales associate license
from successfully completing the sales associate post-licensing
course.
- Successfully
complete a Commission approved pre-licensing course for brokers
(Course II) consisting of 72 hours and covering the topics required
by the FREC. Applicants with a permanent physical disability
as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence
pre-licensing course if unable, due to a permanent physical
disability, to attend the site where the course is conducted.
Applicants should contact the Education Section of the Division
of Real Estate for additional information.
- Submit
a completed application, fingerprint card, and appropriate fee
(may submit this package prior to completing Step 2). Fingerprint
card will be mailed to you, and is provided free as part of
your Prelicense Course Package.
- Pass the
Florida real estate broker examination with a grade of at least
75.
- Submit
a completed 400.5 form to the Division of Real Estate to activate
the license, otherwise the license is issued in an inactive
status.

Registering for
the Exam
Question: How do I register for
the exam?
Answer: You must apply by mail to take the
Florida real estate salesperson's examination. The exam cannot
be scheduled by telephone.

Question: What do I need
to send?
Answer: You'll need to send the following:
- Get
your application from your school at time of enrollment
or apply
online today.
- The application
must be notarized and the following items included:
- A completed
fingerprint card
- A check
for $152
If you have
any physical disabilities that may need to be accommodated during
the examination, you will also need to submit a physician's letter
explaining the nature of your disabilities. The Department of
Real Estate cannot guarantee that accommodations will be made.
The ability to accommodate persons with disabilities may be limited
by scheduling constraints.

Answer: On
the application form, you will be asked to choose a city in which

Question: What if I can't
take the exam on the date that is assigned?
Answer: You have until 4 business days
before your scheduled exam date to cancel or change your scheduled
exam. Absences may be excused due to death in the family, etc.

Question: What should I bring
to the exam site?
Answer: You will need to bring:
- 2 forms
of signature ID, one with photo
- The authorization
letter from Promissor
- The pre-license
school certificate (if not already submitted with the application).
- The candidate pays a fee Via electronic check
or credit/debit card: $31.50 for real estate exam, $36.00 for
appraisal exam, $13.50 for 40-question law exam
- The candidate must bring a calculator (non-alpha-numeric,
non-programmable).

Question: How will the exam
be administered?
Answer: The exam is given electronically
in a four-option multiple-choice format. Points are not deducted
for answering incorrectly, so it is best to answer every question,
even if your answer is a complete guess.

do I have to get right?
Answer: A salesperson candidate has to score 75% on the
exam to pass.

have to take the exam?
Answer: The exam is given in a single
3 hour session.

Question: Are there a lot
of math problems on the exam?
Answer: No. On most exams, you can expect
to see five to seven math questions. You can miss every math question
and still easily pass the exam, so long as you have mastered the
definitions and legal concepts associated with real estate.
If you have had trouble with the math questions while practicing
for the exam, it may be advisable to skip the math questions while
taking the exam and spend any remaining time at the end working
on the math questions. (Make sure not to lose your place on the
answer sheet if you skip questions!) Don't spend too much of your
time and energy on the math questions, since they are such a small
portion of the exam.

What Next?
Question: What happens if
I pass the exam?
Answer: Passing
candidates receive a score report and application instructions.
The successful candidate can Fax form 400.5 to the Department
and go to work.

Question: How long are my
exam results valid?
Answer: You will have one year after the
date of your exam to submit the license application, fee, and
other documents, or you will need to take the examination again.

Question: Do I need to have arranged for employment with a broker in order to apply for my license?
Answer: No. You may apply for and receive a license without
an affiliation with a broker. However, you will not be able to
perform any real estate services. As a salesperson, you must be
under the employment of a broker in order to perform real estate
services. Once you are employed, your broker will keep your license
at the broker's main office.

Question: What happens if
I fail the exam?
Answer: Failing candidates receive a score
report an application instructions. Themust wait one day, then
may register to retake the exam. Another fee of $31.50 is due
to Promissor.

Question: How many times
may I retake the exam, if necessary?
Answer: In the first year after you apply
to take the exam, you may retake it an unlimited number of times
if you fail. After one year, you will need to submit a new application
to take the exam, at which point you will again be able to take
it an unlimited number of times.
